Project Management and Capacity Building
Assist with planning and execution, identifying and closing organizational capacity gaps, accounting, investment compliance, and general management.
Assess how best to position a project to attract investment and recommend actions and partnerships that can enhance project outcomes. Classic Lake encourages outreach and commitments to small, women- and minority-owned businesses to address workforce equity. We are also able to assess the proposed fees and overall structure to ensure that the net benefit to the project is maximized. Classic Lake also can work with projects to create targeted marketing and investment materials.
Capital Structuring
Financial structuring, budgeting and pro-forma development, and capital sourcing (identifying and securing traditional and non-traditional sources of financing) for real estate development and business operations for various asset types, including: healthcare and education institutions, fresh food grocers, housing, and non-profits providing social services.
For developers pursuing qualifying historic rehabilitations, Classic Lake can offer structuring, modeling, and closing administration services and can assist in identifying the Historic Tax Credit investor that best meets the project’s needs.
Investment Assistance
Represent investors, businesses, and real estate developers on all closing communications, assisting with all aspects of the transaction closing process (gathering, reviewing and commenting on Operating Agreements, Indemnification Agreements, Investment and Loan Agreements, Intercreditor Agreements, Promissory Notes, Leases, Environmental Documents, Surveys, Construction Budgets, Community Benefits Agreements, Real Estate Diligence, Financial Model, etc).
Pipeline Cultivation and Investment Analysis
Assist investors with developing, underwriting, and maintaining a pipeline of investment-ready real estate development projects and operating small businesses aligned with each investor’s strategic impact and outcome objectives. Classic Lake also provides investors with supplemental underwriting capacity, credit committee support, and assists with stakeholder and community engagement.
NMTC Application Preparation Services
Application Drafting:
New Applicants: We can provide assistance with the CDE formation process. We assist in developing successful investment strategies that align with your organization’s existing track record, identifying robust pipelines, and coordinating strategic partnerships for accounting and compliance as needed.
Prior Applicants: We review prior applications and work with the CDE to update business strategy and pipeline as well as assess the overall application to identify areas for improvement.
Application Review:
We review NMTC applications that have been awarded, as well as those that have not, to identify targeted strategies for improvement. This can include: a shift in business strategy, pipeline assessment, refinement of community impacts, partnership recommendations for back office functions.
